Preparation for a sale– For selling your house you might have to do significant preparation. So those, the potential buyer feel like living in that house. As a real estate professional, I’ll suggest following points while doing preparation.

• Depersonalize the house. Remove all family pictures and souvenirs. Let the potential buyer vision themselves living in the house
• Make your house clutter free. Remove all things which are not required.
• Remove all extra furniture from the house to make it look like more spacious.
• Check for any improvements which you might need to do to sell your house faster and at a better price
• Check for any major or minor repairs required such as painting the house, any plumbing work or any carpentry work
• Outer area should be well maintained. Make sure lawn is nicely mowed to give it a fresh look, leaves raked or in winters, snow shoveled.
• Arrange nice and fresh flowers to give the house an appealing sight.
• Keep kitchen counters clutter free. Do all cooking day or two before the open house to avoid any odours.
• Appliances should be shining, counters, bath tubs should be shiny and free from any water marks.
• Linens like oven mitts, kitchen napkins and towels etc used should be nice and clean If possible, let fresh air circulate in the house. Also try that plenty of natural light can come inside your house. It naturally brightens up the house.
• If you have a fire place, turn it on, if appropriate.
• Last but not the least; don’t forget to turn on some light music. It soothes the atmosphere….

• Sales representative will put your home on MLS ( Multiple Listing Service) so that other agents in the region have assess about the details of the property for potential buyers
• The property can be marketed further using paper based media and electronic media. Paper based media will include advertising in local newspaper/s, magazines, delivery of post card /flyers door to door or through mail. Electronic media will include radio or TV advertisement
• Marketing the property through his/her own network to other real estate agents and clients

Offer Process– The offer from potential buyer might go through several negotiating stages before the final acceptance.

• All the major points like deposit, closing date, chattels, fixtures inclusion and exclusion and other conditions to be checked.
• Conditions with in Schedule ‘A’ all has to be checked especially condition of finance, inspection, and escape clause.
• All offers, counter offers and negotiating documents to be managed properly
• Before the final acceptance of the offer, all the offer terms and conditions to be double checked

Closing date of the property and date of possession– It is closing day when the sale is completed. The seller has to do many tasks before the closing day.

• The seller will have to find a real estate lawyer who can check all the documents in detail at least 15-20 days before closing
• The seller need to arrange for a mover or has to book a truck if they are moving the household goods by themselves
• They need to contact the utilities supplier and inform them about the moving date so that they can note down the meter readings if needed
• The seller/s have to meet their lawyer to sign several documents to discharge any mortgages, deed transfer and finally to provide keys to buyer’s lawyer
